Hot Tip #1 - Here is what to do if you have a contract on a property and your seller no longer wants to allow showings. First, change the status of the property to CTG or PEND, as appropriate. If PEND, you are done as that is an off market status. If CTG, change the status to TEMP (Temporarily No Showings) so agents know the property is not being shown. This will create the proper history in the system. The Compliance Department is getting a lot of calls from agents wanting to show CTG properties; this addresses that issue for most sellers, who typically aren't interested in showings except for HS contingent situations.
Hot Tip #2 - In commercial listings, the Lease Price Field is dollars per square foot per year. Here is the calculation: take the monthly rent times twelve (for the annual rent) and divide by the square feet. If you want to input the monthly rent figure, you can do so in the Monthly Rental Price Field.
