Hot Tip #1 - The financing contingency flag (FIN) still exists in connectMLS™.
As do the rest of the contingency flags. Please continue to use them as appropriate and remember that homes sold with contingencies continue to be shown.
What are the contingencies in connectMLS™? Just so happen to have the list right out of our Rules and Regs:
Active-Contingent (A/I, FIN, CTGO) – attorney review, financing, other
Active-Contingent (HS, HC) – home sale/home closing
Active-Contingent (PS, PC) – commercial property sale/closing
Active-Contingent (SS) - short sale under contract
Hot Tip #2 - Don't forget to use the Agent Remarks field or upload disclosures to provide the information that must be disclosed under license law.
You have a number of options to provide additional information to your fellow brokers. Use Agent Remarks - these are there for you to communicate specifics of the transaction. Upload documents and disclosures that are pertinent to the property - there is no limit on how many you can upload! Mark them as public documents and they become accessible in the Additional Information menu.
Doing this verbally, while in some cases possibly lawful, is just not a good idea. It's difficult to prove verbal notification.

Hot Tip #4 - It helps in marketing your listings to include the subdivision or complex name in the subdivision field in connectMLS™.
Buyers agents do searches based on the subdivision field, especially in suburban areas, because they have clients who want to live there. We provide a convenient drop down menu for you to choose the correct subdivision name when entering your listing. However, occasionally a subdivision will not be on the list. You can still list the property - just contact MRED Compliance (630-955-0011 or email@example.com) and they will promptly verify and add it to the list.
Bonus Tip - Report violations.
The MLS is based on cooperation. It's OK to report the violations you observe. MRED's Compliance Department will follow up. Almost all of the time, it is a simple mistake and easily cleaned up. Everybody wins.
