Hot Tip #1
 
An agent from another office can co-list a property with you.
 
He or she needs to have an active real estate license and be a customer of MRED (i.e. be sponsored by a brokerage that is an MRED participant).  That's it!
    
Hot Tip #2
 
Open House and showing information cannot be entered in the Remarks field of your listings in connectMLS™.
 
The Remarks field is reserved for a description of the property.  No mention of Agent names, co-listers' names, phone or fax numbers, email addresses, websites, open houses, sales center, etc., is permitted.  While we're at it, no "reciprocal" wording in reference to commission, compensation or fees is permitted either.
 
Agent Remarks is a good field to use to detail additional tour/open house and showing information.  Putting the info there gets it to other agents without exposing it to the public.
 
Hot Tip #3
 
There is a difference between "fee simple" and "condo" ownership.
 
Fee Simple conveys full ownership of the land below and associated with the property.  Condo ownership is individual ownership of a unit plus undivided ownership of the common areas with the other condo owners.
  
Clarification:
 
Last Tip Sheet we had a Hot Tip asking you not to say "use ShowingAssist™" in your Showing Instructions and then put a message in ShowingAssist™ to call the listing agent.  We have been informed that some of you do this not because you're inconsiderate but to take advantage of the auto-feedback feature in ShowingAssist™.  In that light, it does make some sense.  Thanks, Quin.
