ShowingAssistTM is an important tool whether you only work with sellers or only work with buyers
 
While you might think that ShowingAssistTM is important to listing agents as an easy way for others to schedule appointments to show their properties, it's likewise important if you consider yourself predominantly a Buyer's Agent. Effective use of ShowingAssistTM and a tool such as ShowingCartTM is imperative to best serve your clients and most effectively conduct business.

You CAN find Cook County public information about properties, all in one place, in Realist®
 
The new Cook County Property Tax Portal has all relevant county information on a property, including real estate taxes, tax appeals, county recorder filings, tax rate, tax exemptions and more. It's an awesome site and great resource.

Click on the PIN number on the Property Detail Report for any property in Realist and you'll be taken to the relevant county's website for tax and other public record information. If the property is in Cook County, the PIN links to a report for that specific property in the Cook County Property Tax Portal.

Make sure you know the difference between a
condo and a co-op, and that you indicate the type of
ownership for a property in connectMLS
TM

No, they're not the name (hence the tip):

  • With a condo, you're buying the actual apartment as well as a share of the common elements of the building
  • When you purchase a residence in a co-op, you're not actually buying real estate. You're buying a share of stock in the co-op, and you get what's called a "proprietary lease" that entitles you to occupy the place where you live.

There are ramifications that go along with these different types of ownership, and we recommend you sharpen up on these and make sure you are indicating the type of ownership for your listings correctly in the MLS.
